Who pays when buying or selling a home? Typically (although changes in the recent real estate market allow a 'buyer's agent' to request a different commission than might be negotiated and expected to be paid by the Seller at closing, in our current listing of your home your YRL real estate agent will (with your permission) offer a certain fee to the buyer's agent from the total commission paid to us (YRL brokerage) at the closing table and the title company will payout what the listing agent/brokerage and the seller have offered to the real estate brokerage selling the home. Recent legislation has prompted a situation where the buyer's agent may request the seller pay a different fee than what was offered or may waive the fee we were offering and negotiate directly with the buyer to pay their fee. But for now, at the time of listing, we will include a paragraph of understanding that the seller is paying the commission agreed to pay and any changes will be negotiated. Builders also pay any licensed brokerage to represent a registered buyer. Always contact a Your Realty Link agent before you go to a new build community so we can sign you up properly with the builder. Builders do not reduce the sales price if you don't use a Realtor and have allowed for our commission when setting their prices SO it only makes sense to have your own representation. It’s FREE to you and the builder has a representative in the community working for his/her best interest. You should too!
This user-friendly website allows a buyer to search for homes and save favorites. There is an easy address search and MLS number search too. If you want specific search features and can't find them, ask your YRL agent to set up the search for you - such as a search with a pool, a home in foreclosure, homes that will finance FHA, etc. The detail page is awesome! Find the local school info, lots of pictures, mortgage calculator and tips on buying and selling. Send us an email and we’ll create a special search that will automatically email you when a new listing appears that meets the search criteria. You will also be informed when a property on your Favorites list has a price change or an open house. Or create your own search and be notified of new listings as soon as they come on the market -- you must sign up on our site to be able to save your search. We offer Sellers a reduced selling fee in most cases but never do we reduce our services! Ask how you as a Seller can save money on the listing and especially ask about our new, exclusive "TRANSPARENCY LISTING" - it IS the best thing in marketing a home since sliced bread!

A NOTE FROM MIBOR DISCUSSING BROKER RESPONSIBILITY - THIS IS LAW - Dispute over Earnest Money? A growing number of members are calling the Professional Services department with questions about what to do with the earnest money if the parties can’t agree on the disposition. What responsibility does the broker have holding those funds? According to Indiana License Law, the broker holding those funds is NOT required to disperse the funds to either party when a contract is not executed unless a court issues an order for payment or both parties mutually agree upon release of the funds. The broker DOES however have a responsibility once notified one or more parties intend not to perform on the contract to either release the funds as mutually agreed upon or begin the release process described in 876 IAC 8-2-2.
To initiate the release process, the broker holding the funds must notify all parties via certified mail that the funds will be dispersed as stated in the letter unless 1. All parties enter into a mutual release or 2. One party initiates litigation within 60 days of the mailing of the certified letter.
